At Noosa Sales and Property Management we specialise in Permanent Rentals. Our team understands that tenants are an important aspect in the property management and rental process. We pride ourselves on ensuring all of our properties meet our tenants expectations. We treat our tenants with the highest respect and try to ensure a good relationship with all of our tenants.
Below is some key information that tenants should be aware of before entering into a fixed term lease.
Tenants are required to pay rent in advance for their property at all times. If at any time a tenant is unable to make the required rental payment they will need to contact our office. If we do not receive the required rental payment and we have not been informed the tenant may be issued with a Breach Notice. It is vital that we are informed if you are going to be late with a rental payment.
The condition report is very important, as it outlines the condition of the property at the commencement of the tenancy and will be used when you vacate the property to determine if the condition of the property has changed.
Your property manager will provide you with a copy of the condition report when you sign the tenancy agreement. You should review the report thoroughly and make any additional comments you feel necessary.
It is also very important that after you have reviewed the report that you return it to us within 3 working days of the commencement of your tenancy, we will provide you with a copy for your records.
Your bond will be lodged with the Residential Tenancies Authority. The bond is held as security against any unpaid rent or damage to the property caused by the you. Upon lodgement of the bond, you will receive written confirmation from the Residential Tenancies Authority that your bond has been received by them. The Tenancies Authority will also provide you with a Rental Bond Number.
Your bond will be refunded to you promptly after you have vacated the property provided that your rent is up to date and there is no cleaning or repairs to the property required.
During the course of your tenancy, your Property Manager will inspect your property every three months. A standard Residential Tenancies Authority form will be sent to you at least 7 days in advance to inform you when your property manager will be attending.

In an urgent repair is required outside office hours, tenants should contact our emergency after hours number 0411 278 324. All urgent repair requests are required to be called through to our after hours number.
In regard to non-urgent repairs, your property manager will attend to all non-urgent repairs as soon as possible. However tenants must understand that it will be necessary to obtain the owner’s approval before any work can commence. We may also need to obtain quotes prior to the commencement of the works.
Your property manager will retain a duplicate key in a secure location at our office, the reason we do this is in case we need to secure access in an emergency. Retaining a spare key also allows us to help in the event the tenants copy is lost.
If you do want to change any of the locks at the property, you will need to speak with your property manager first, obtain the landlords permission and supply us with a spare set of the new keys.
Noosa Sales and Property Management recommend the tenant take out comprehensive contents insurance to cover any belongings against fire, theft and other potential unforeseen damage.
Termination of a tenancy agreement
The tenancy agreement is a legal contract providing protection for both the tenant and the landlord.
The tenant can only terminate the tenancy agreement agreement in one of the following ways.
End of Tenancy Agreement
If the tenant intends to vacate the property at the end of the tenancy agreement, the tenant must give 14 days written notice to the property manager prior to the expiry of the tenancy agreement. If a tenant would like to renew the tenancy agrement for a further term, then the tenant is required to contact the property manager before the lease expires.
If an unforeseen circumstance arises and the tenant needs to vacate the property prior to the expiration of the tenancy agreement the tenant should contact their Property Manager immediately.
In this situation your property manager will endeavor to secure another tenant to take over your tenancy obligations. If this occurs, you will be responsible for the following costs.
If you would like to give your property manager notice of your intention to vacate the property, you may use one of our Notice of Intention to Leave (Form 13).
We also require an “Application for Release from Tenancy” form to be submitted along with the Notice of Intention to Leave(Form 13).

Noosa Sales and Property Management is unable to accept Vacating Notices by email or over the phone as the legislation makes this method of providing notice invalid.
